A pricing analyst that runs on every listing appointment. Paste the subject property and 3-6 comparable sales with their key facts, and it returns line-item dollar adjustments for size, beds/baths, garage, lot, condition, and date-of-sale, an adjusted value range, a suggested list price, and a short narrative an agent can read aloud to a seller. Example input: "SUBJECT: 4bd/3ba, 2,400sqft, 0.30ac, 3-car, good condition. COMP1: sold $540k, 4/2.5, 2,250sqft, 0.25ac, 2-car, 45 days ago.
